The construction manager's responsibility is to provide administration and management services to the client and its consultants. These services include preliminary estimates, project schedules, and detailed construction cost breakdowns.

Additionally, the construction manager oversees contract documents coordination, general condition coordination, and related services. This multifaceted role aims to synchronize the efforts of the contractor and sub-contractors.

The collaborative approach extends to coordinating with the client, architect, and other consultants. The end goal is to ensure the completion of the project in line with the client’s cost objectives and schedule.

This process begins with the assignment of a team of professionals who will work on the project under the direction of a project executive. The project executive has total responsibility for all aspects of the project and directs the team throughout the course of work. Along with the principles of Rapid Construction & Management Corp., he/she is the liaison with the client, architect, and consultants.

The following describes the general scope of services provided :

1. Initial Project Review

  • Define the project scope with the client, architect, engineers, and consultants
  • Develop a detailed project schedule
  • Develop a detailed project budget
  • Identify long term items
  • Provide various alternate items and their related costs
  • Determine the implications of design decisions on the project 

2. Project construction schedule

Rapid Construction & Management Corp. will maintain the project schedule until completion. This includes:

  • The sequence and duration of activities
  • The allocation of labor and materials
  • The processing of shop drawings
  • Product data and samples
  • The delivery of long-lead items

The schedule is reissued as required to reflect the current conditions of the project.

3. Budgeting

We will revise and refine the project budget to incorporate changes as they occur. Actual costs are monitored against budgeted items and monthly cost reports are issued which highlight any changes or potential budget overruns. We will maintain all accounting records and implement procedures for the review and processing of progress and final payments developed with the client. We will also prepare cash flow reports and forecasts on a monthly basis. Changes to the project are controlled using a change order system which includes forecasting anticipated costs, scope, change requests, and owner change orders.

4. Quality Control

Rapid Construction & Management Corp’s quality management program begins early in the preconstruction phase and continues through the end of the job, and addresses the following activities:

  • Architectural and engineering review
  • Mock-up coordination
  • Shop drawing and sample review
  • Factory and shop visits
  • Site inspection
  • Testing and inspecting
  • Installation and commissioning assistance
  • Punch list and project close-out coordination
  • Municipality approvals and signoffs

5. General Construction Services

Rapid Construction & Management Corp. will implement safety programs for the project site. We will assist in obtaining building permits, monitor all construction activities, and verify that the work is being performed according to the contract documents and on schedule.

6. Project Substantial Completion and closeout

Rapid Construction & Management Corp. will continually update a summary of the status of work performed by each subcontractor and their projected dates of completion. When the project is ready for final inspection we will review all as-built drawings submitted by the subcontractors and provide the client with all guarantees, affidavits, bonds, waivers, keys, maintenance manuals, record drawings, and stock materials.
