Property Management

We will prepare on behalf of the client’s requests for proposals for design services. We will analyze proposals received, organize presentations with clients, and prepare recommendations for contract awards. We will provide a preliminary evaluation of the client’s program and project budget. If these documents have not been prepared and a general estimate has not yet been established we will coordinate the preparation of a program and establish a project budget. This includes cost evaluations of alternate materials and systems such as mechanical systems, communications, and data requirements, power requirements, and the reuse of existing equipment and furnishings.

We will provide information and recommendations on the construction methods available, the availability of materials and labor, time requirements for procurement, installation, construction, relative costs of alternative designs or materials to be considered in preliminary budgeting, and potential economies.

We will prepare a more detailed estimate of cost by using estimating techniques which break down the various elements of the project on schematic design documents prepared specifically for the project. We will update and refine this estimate periodically as the drawings and contract documents are developed and advise the client if construction costs may exceed the project budget.

We will coordinate the necessary safety programs required by regulatory agencies.

We will schedule and assist in the preparation of pre-bid conferences, site visits, and other required meetings before and during the bid process.

We will assist the client in coordinating items that are pre-purchased or supplied by the client and include them in the project schedules and budget.
